I'm interested to know the ramification of breaking a home sale agreement after the selling agent has come up with buyer offers. Is the would be seller liable to any commission if there will be no sale or transaction of the house?

Anyone? I know real estate is in bad shape but thought someone would chime in... anyhow I got my answer from different sources
 
I believe it would depend on the terms and conditions specific to the offer.

Also, could you clarify the situation a little more? The would-be seller is breaking ties with the selling agent, correct?

Both sellers can't agree on several topics but one wants to buy out the other so no agent needed for the exception of finding the value of the home, overall it's a big mess
